While students head home for the summer, an entirely different kind of work begins. Classrooms become construction zones, mechanical rooms are opened up, and teams race against a deadline that can’t move: the first day of classes.
That’s exactly what made the UC Clermont McDonough Hall project so rewarding. It was a reminder that successful campus construction isn’t just about working quickly. It’s about planning months in advance so students return to a building that’s ready for them on day one.
What Happens After the Last Day of Class?
To most people, campus construction starts when students leave.
In reality, that’s when the construction schedule begins to unfold.
The planning starts much earlier.
Owners, architects, engineers, contractors, and trade partners spend months coordinating logistics, reviewing schedules, identifying long-lead materials, and working through potential challenges before the first piece of equipment arrives on site.
Those early conversations often determine whether a project stays on schedule.
Summer Isn’t as Long as You Think
Summer may seem like plenty of time, but it goes by quickly when you’re completing major building improvements.
On higher education projects, every week matters. Mechanical systems need to be upgraded. Roofs need to be replaced. Interior renovations need to be completed. Materials need to arrive on time, inspections have to be scheduled, and every trade has to stay aligned.
When the first day of classes arrives, there isn’t an option to ask for a few more weeks.

On campus projects, the finish line isn’t substantial completion. It’s the day students and faculty walk back through the doors.
Why Planning Matters More Than Speed
One of the reasons Construction Manager at Risk (CMR) works so well for higher education projects is that it brings the project team together early.
Rather than waiting until construction begins, the owner, architect, engineers, and contractor collaborate throughout preconstruction to review budgets, evaluate constructability, coordinate phasing, and solve challenges before they affect the schedule.
Good planning doesn’t eliminate every obstacle, but it gives the team a roadmap for navigating them together.
Putting It Into Practice at UC Clermont McDonough Hall

Universal Contracting served as the Construction Manager at Risk for the UC Clermont McDonough Hall renovation project, completed over the summers of 2024 and 2025.
The project included HVAC and piping renovations in McDonough Hall and the Student Services Building, roof replacement, site improvements, and interior renovations. Completing this work over two summer construction seasons required thoughtful planning, clear communication, and close coordination with the university and design team.
Every phase was developed around the academic calendar with one goal in mind: making sure students, faculty, and staff returned to spaces that were safe, functional, and ready for the start of the semester.
Looking Ahead
Every project reinforces something we already believe.
Successful campus construction isn’t measured by how quickly the work gets done. It’s measured by how well the project is planned before construction ever begins.
The UC Clermont McDonough Hall project is one more example of what can be accomplished when owners, architects, engineers, contractors, and trade partners work together from the beginning.
